Heritage
For more than sixty years,
this has been our work.
Cooper One Fourteen carries forward a history of real estate ownership, investment, management, brokerage, development, and advisory work that began with K Investment Co. in 1960.
Most companies describe their vision.
Cooper One Fourteen's perspective is shaped by a record of direct involvement.
Cooper One Fourteen was established in 2018 as the successor to K Investment Co., the California real estate investment firm founded by Ronald N. Krajian in 1960. The firm carries forward a practice rooted in direct ownership, investment, management, and development — not simply in the idea of them.
That history encompasses participation in investment partnerships, apartment ownership, multifamily rehabilitation, property management, land acquisition, commercial development, brokerage, and advisory work across multiple property types and market cycles in California. It is the foundation from which every client engagement is approached.
Today, the firm operates across commercial brokerage, residential representation, advisory, development consulting, and asset management from its offices in Newport Beach, California, under California real estate broker license DRE #02086191.
Origins — K Investment Co.
Built Over
Generations.
K Investment Co. was established in 1960 by Ronald N. Krajian in Los Angeles. What began as a real estate investment practice evolved over the following decades into a platform that encompassed investment partnerships, apartment ownership, multifamily rehabilitation, property management, land acquisition, and commercial development — spanning California's beach cities and extending to Aspen, Colorado.
The company built its standing through direct participation in those activities across multiple market cycles. Assets were acquired and held. Partnerships were formed and managed. When markets changed, the firm adapted. When opportunities emerged, they were pursued with discipline and a long view.
That foundation — maintained through the S&L crisis, the dot-com recession, and the 2008 financial collapse — shaped the perspective that continues through Cooper One Fourteen today.
Investment Discipline
Perspective Shaped
by Ownership,
Not Theory.
A long-term ownership orientation changes how real estate is evaluated. It requires attention to timing, capital structure, operating performance, market position, improvement strategy, and exit planning. Cooper One Fourteen brings that perspective to its brokerage, advisory, investment, and residential work — where recommendations are made with an understanding of how real estate performs before, during, and after a transaction.
Breadth of Direct Experience
Cooper One Fourteen and its predecessor entities participated directly in investment partnerships, multifamily ownership, rehabilitation, land acquisition, commercial development, property management, brokerage, and advisory work across California. That participation spans multiple property types and market environments — it is not borrowed experience.
Stewardship of Capital
Capital entrusted to real estate deserves care, not salesmanship. The firm approaches every advisory engagement with the same discipline applied to its own ownership decisions — with attention to risk, timing, value, and long-term performance.
Relationship-Driven Work
Every engagement begins with a genuine understanding of objectives, constraints, and long-term goals. Transactions are the result of strategy, not the starting point. The relationships built here tend to be enduring.
A Continuing Practice
A Continuing
Practice.
The principles that shaped K Investment Co. continue through Cooper One Fourteen today, informing the firm's approach to brokerage, advisory, investment, development, ownership, and long-term real estate decision-making.
